Finsbury Park Place is a residential scheme overlooking Finsbury Park, North London completed as part of the London Borough of Hackney’s Six Estates regeneration programme. The scheme provides 109 new properties, 67 for affordable rent and 42 for private sale, along with a community space.
Three ‘urban villa’ buildings create a strong frontage to the park; towards the rear of the site the development reduces in height to complement the surrounding residential streets. PCKO successfully made the case for increasing the height of the park frontage, which they argued was appropriate to the prominent park-front location.
The increased scale of the villas allowed PCKO to maximise the value of the private sale blocks and will provide a yardstick for the future development in this prominent location.
The palette of materials responds to the park front location. Two different bricks are used in alternating courses to create tonal contrast. The semi-transparent glazing used on the balconies maintains views across the parkland whilst providing acoustic and visual screening and reflecting the parkland colours.
